Beijing housing prices may fall 10%, analysts say
Prices in some major cities to possibly drop 15%
The latest data show China's housing market continues to cool down, with property prices in major cities falling slightly in September, and some analysts predict that housing prices in major cities may fall by 10 percent or more in the following months.
The National Bureau of Statistics released data this week showing that China's average new home price fell by 0.2 percent yearonyear in September, and among the 70 major cities, 53 cities saw a yearonyear price decline in new homes.
Fang Zhen, a real estate market analyst from Shanghai Ehouse China Research and Development Institution, told the Global Times that thanks to the central government's efforts to curb property speculation, the housing market is transitioning from a runaway boom to a stable and healthy growth.
Fang said the cooling down in September shows that the property market is still affected by the implementation of the property tax pilot program in some major cities, the introduction of special loans for firsttime homebuyers and other government policies.
"Property price growth is slowing down due to the government's regulatory policies and the increase of market supply," said Dong Haibo, an analyst from the Fine Real Estate Agency.
However, Fang noted that the cooling down varies across the country. Prices in firsttier cities remain high, and prices in some second and thirdtier cities are still rising due to supplyanddemand factors.
Dong said that the price of new homes in some second and thirdtier cities is still showing signs of growth. For example, Foshan, Guangdong Province, saw a 1.6 percent monthonmonth increase in September; Hefei, Anhui Province, saw a 0.6 percent monthonmonth growth; and Kunming, Yunnan Province, saw a 1.2 percent monthonmonth rise.
Fang said that it is still too early to conclude whether the housing market has entered a widespread downturn. Property prices in firsttier cities are still high, and the market supply in these cities remains tight, which means prices will only fall moderately in the following months.
Dong noted that the September data also marked the first onyear decline in firsttier cities. For example, Shenzhen saw a 0.1 percent yearonyear fall, marking the first monthly yearonyear decline in the past 15 months.
Dong said that the price decline in firsttier cities shows that the government's determination to curb property speculation is working. In the following months, property prices in major cities are likely to continue falling, with some cities possibly falling by 10 percent or more.
Fang pointed out that property prices in some major cities could possibly see a 15 percent fall. In September, property sales in Beijing fell by 30 percent yearonyear, which is likely to put more pressure on property prices in the months ahead.
"However, the outlook is not overly pessimistic. The property tax pilot program is still in its early stages, and some supporting policies may be adjusted to maintain market stability and ensure demand," said Fang.
Zhang Dawei, an analyst from the Centaline Property Agency, told the Global Times that some market analysts have predicted that property prices may fall by 30 to 40 percent in the coming year. He said such a hefty price decline is unlikely, based on the government's supportive policies and the stability of market demand.
"The government is committed to maintaining market stability, which means that some supportive measures may be adopted to boost market confidence and ensure that the market does not fall off a cliff," he said.
