1什么是LOFT公寓

第五、在二、三线城市不太受欢迎，因此转手会比较困难。

3LOFT公寓区域分布特征

第一、交通便利，这是LOFT公寓分布区域的前提条件。

第二、一般应靠近地铁沿线，并且周边应该密布通达城市的多条公交线路，形成一个发达的立体交通网络。

第三、一般应位于城市的核心商业区，或者是处在高新科技园等区域。

第四、一般位于城市的居住核心区域，并且周边配套设施齐备。

4LOFT公寓产权年限

根据我国现行土地使用年限的规定，居住用地的使用年限是70年，工业、教育、科技、文化、卫生、体育用地的使用年限是50年，商业、旅游、娱乐用地的使用年限是40年，综合或者其他用地的使用年限是50年。

目前，在售的LOFT公寓的产权大部分是属于商业或其他性质，因此产权一般为40年或50年。但随着城市建筑用地的逐渐减少，为了能够满足更多的住房需求，如今市面上也出现了不少拥有70年产权的LOFT公寓。

7吸音板选择

1、选择吸音板最重要的原则是该款吸音板是否有权威的检测报告。目前国内最权威的墙体隔音检测报告单位包括清华大学和同济大学的建筑声学研究所。合格的吸音板应该出具有官方的检测报告，标明由该吸音板组成墙体的隔声效果。如果一种吸音板宣传其隔音性能如何好，但是却提供不了正式的检测报告，消费者一定要谨慎。

2、还要留意厂家销售的吸音板和检测时送检的样品是否是同一种产品。如果送检的样品与实际销售的样品是不同的产品，那么销售的产品很明显将达不到检测报告中标明的隔声值。从这一方面而言，消费者要注意辨别厂家的资质、信用和商誉，尽可能避免上当受骗。

3、吸音板的安装方法必须非常简单，否则也很难达到理想的隔音效果。一种墙体如果在实验室里检测能隔音X分贝，在实际工程中常常只能隔音X-2分贝，甚至隔音效果更低，因为实际工程中墙板的安装质量不如实验室里专业人士的安装质量，因此，吸音板安装必须简单，否则现场的安装人员肯定会出现失误，导致墙体隔声值达不到隔声目标。

4、吸音板是一种基于完全新型隔声原理的隔音材料，其显著提高的隔音效果不是通过增加重量和厚度来实现的，因此并不是板材越厚质量越重就是优质的吸音板，市场上不少劣质吸音板就是通过增加厚度重量，损失空间来提高吸音效果的，这是十分不可取的。

5、市场上有一些吸音板是在两块板之间安装橡胶层、减振材料或隔音毡等做成的，采用这种方法，在短期里可以在一定程度上提高隔音效果，但是其隔音效果会随着时间而逐渐降低，因此在选择吸音板是也要注意看吸音的效果能保持多长时间。

最后为了安全起见，还要注意吸音板的强度、防火阻燃性能，这是一切板材选购都应该注意的事项，在某些比较潮湿的地区还要注意吸音板的防水性能，以免发生霉变影响美观及吸音效果。

吸音板的铺设，关键是板的固定，根据龙骨的断面、吸音板边的处理及板材的类型，常分为三种固定方式。普通吸音板安装通常都以采用螺钉固定安装法。

1、吸音板(包括基层板和饰面板)用螺钉固定在龙骨上。金属龙骨大多采用自攻螺钉，木龙骨采用木螺丝。

2、用胶粘剂将吸音板(指饰面板)粘到龙骨上。

3、将吸音板(指饰面板)加工成企口暗缝的形式，龙骨的两条肢插入暗缝内，不用针，也不用胶，靠两条肢将板担住。
